Looking for a very private ranch with beautiful river frontage and lush rolling meadows. This 249+/--acre fenced property sits along the rushing Pine River featuring direct river access, including three spring-fed ponds and can be used as a recreational fishing and hunting retreat or acreage to raise horse and cattle. The well-designed contemporary country farm house won architectural awards for its original design bringing in ample natural light and maximizing private river and valley views from every room, as well as the raised redwood wrap-around decks from which to enjoy nearby wildlife. It was completely remodeled inside and out in 2011, and features 4,896 SF with 4 bedrooms and 4.5 baths, vaulted ceilings, gourmet kitchen, office, library, wine cellar and a lower level guest quarters with sitting area, separate bedrooms with access to private patios, private baths, kitchen and laundry. In addition, there is a 2,040 SF guesthouse with 3 bedrooms and 2 baths, a barn and equipment storage area plus two loafing sheds for livestock. The property has adjudicated water rights for irrigation purposes from the ponds and the Sullivan Ditch. This property has much to offer with many options for quintessential Colorado outdoor sports activities, a ¼-mile direct river access for superb fly fishing, as well as agreed access to neighbor river frontage. There are approximately 37-acres that are fully irrigated producing approximately 900-1,000 bales of hay if one chooses agricultural use.

Location and Area

The ranch is located just 7 minutes from Bayfield and 27 minutes east of Durango in the Pine River Valley. Access is east on US Highway 160, north on CR 502 to the intersection with CR 505, at the very end of CR 505. Roads are paved except for the last 1/4-mile of county maintained gravel roads with mag chloride to eliminate dust. The Pine River Valley is known for its beautiful ranches, and much of it is protected with conservation easements. The lushness of the valley and the nature of the topography make it a wildlife mecca.

The properties along this road enjoy quiet privacy and caring neighbors. Many of the neighbors ride together and fish together, enjoying contiguous properties and neighborhood friends. There are hundreds of miles of riding trails in the National Forest and the Weminuche Wilderness located approximately 10 miles from the ranch.

Bayfield, Colorado is situated in the eastern part of La Plata County in southwestern Colorado. It lies approximately 18 miles east of Durango and 50 miles west of Pagosa Springs on Highway 160. The San Juan Mountain range is located to the east and the La Plata Mountains loom to the west. For many, Bayfield serves as a bedroom community for Durango and offers convenient shopping and multiple recreational opportunities, including boating and fishing at Vallecito Lake, fly-fishing on the Los Pinos River, hiking, biking and other pursuits. Bayfield’s climate boasts moderate temperatures and low humidity.
